We found published prices for 39 barndominium and steel building kits from 9 suppliers. They run from $13,875 to $254,445. By floor area the median is $50 per sq ft.
What the kit includes matters more than the brand. A kit covers the structure only. The foundation, plumbing, electrical, heating and cooling, insulation, interior walls, finishes, site work, septic and well are all extra, and so are the house plans you build the inside from.

What a kit price doesn't include
- Site preparation, driveway and utilities to the house
- The foundation: slab or piers
- Erection labor, unless the supplier says it's installed
- Interior walls and ceilings
- Plumbing, electrical, heating and cooling
- Insulation (some kits include part of it)
- Kitchen, bathrooms, flooring and finishes
- Septic system and well
- Permits and fees
- House plans for the interior layout

You still need house plans
A kit supplier's drawings usually cover the building shell. To build the house inside it, your builder and your county need a full plan set: floor plans, electrical, sections and schedules. Gable & Post plan sets are $1,399 each, drawn to fit common kit sizes such as 30 × 40, 40 × 60 and 50 × 80, so they work with whichever kit you choose.
Questions about kit prices
How much does a barndominium kit cost?
In our list, published kit prices run from $13,875 to $254,445, with a median of $73,007. By size, that is $11 per sq ft to $135 per sq ft, median $50 per sq ft. The biggest difference is what the kit includes: a bare steel shell costs far less per square foot than a timber or SIP house kit.
What is the cheapest type of barndominium kit?
A plain shell: frame, roof and wall panels with framed openings. The 25 shell kits in our list had a median of $33 per sq ft. Doors, windows, insulation and the interior are extra.
Does a barndominium kit price include the foundation?
None of the 39 kits we list include the foundation itself. You pay for the slab or piers separately, plus delivery, erection labor in most cases, and everything inside.
Are these prices quotes?
No. They are prices each supplier publishes on its own website, recorded with the date we saw them. Prices change, and freight, taxes and options are usually extra. Ask the supplier for a quote before you buy.
